ALL of the tools, ALL of the reports, ALL of their business models support this. Trulia, Zillow, Loopnet, MLS’s are offshoots of tools designed for brokerages. They provide raw information to consumers, who diligently look at stats, values, bed/bath counts, pictures, etc., and then will need to contact a realtor (or lawyer) because it is hopelessly complicated and full of legal “gotcha’s” for the consumer.
In a nutshell, this is hard stuff and ALL of these organizations are systematically entrenched to have a consumer pick a realtor from
a.) someone in their franchise, or
b.) someone who has in some way paid for space.
In fact, many of the non-franchise sites simply sell consumer information to multiple realtors. (See for yourself...Trulia, Zillow.) Realtors “buy” zipcodes and higher placement with higher fees, they can even block other realtor ads from being shown. Their business model supports the brokerage because brokerages are indispensible in the transaction process.
Individual realtors depend on leads generated either from their brokerages, MLS’s, clearing houses (Trulia, Zillow, Loopnet, etc.) or their own marketing efforts, i.e. agent sitting mandatory desk duty, the yellow page style listing of agents, or their own site, generally provided by their franchise or one of the clearing houses as a “perk”.
To be blunt, the consumer goes in blind, is provided limited choices and hopefully comes out the other end an actual buyer or seller.
